The median asking price of Prospect Ky homes for sale has fallen for the past several weeks, and last week was no different. After months and months of sitting at $500,000, the median asking price of Prospect homes on the market has fallen to about $482,000, losing another 1 or 2% of total value this past week. As more and more homes come on the market, and with the bulk of them being on the lower priced side, I certainly expect this trend to continue for some time.
As we were digging out of our recent snow storm, I found myself in Prospect, specifically visiting a client in Sutherland. I pulled over into the parking lot of the clubhouse and set up my video camera real quickly, and then drove around the exterior loop of the subdivision, and the result is below. Admittedly, not the best video ever, but good enough to give you an idea of what the Prospect Sutherland Real Estate market looks like.

Prospect Ky homes for sale are now taking longer than 230 days to leave the market, on average. Just one year ago, homes were averaging only 95 days or so to leave the market, but that time has now more than doubled. Even the trend line, shown in gold, is tracking on the same increase. The sad, or scary, part is that I have not seem many indicators that make me think a positive shift is anywhere in the near future. This bleak outlook might be doubly true for Prospect, since the homes tend to be on the more expensive side. And expensive homes are selling even slower than the overall market, so all of the trends in Prospect look worse than the overall Louisville market.
Louisville Custom Home Builder, Stonecroft Homes, has listed a vacant lot in Harrods Glen for sale, and I am sharing a few pictures of a home that would fit very well on that particular lot, and in the development.
